Construction of 29 industrial units on a 2.5 acre site for commercial property developer ARLA Holdings Ltd
TCi construction WORKS was appointed as principal contractor to design and build the estate, following successful planning application and environmental preparation.
Earthworks commenced in summer 2018, levelling the site’s gradual incline which gives way to an impressive, staggered visual when viewed from the main entrance.
Due to requirements of the site, a high-capacity drainage and sewerage system, incorporating a class 1 bypass separator was installed.
Construction of the units was planned in a phased delivery, with provision for access to be made available to units as the site completes in an anti-clockwise motion. This was made possible at the request of the client to accommodate tenants as quickly as possible, reflecting strong collaboration between contractor and client to achieve a best-possible scenario.
Steel frames rise from concrete slab foundations with further sub-frame to support insulated panel cladding, which forms the inner and outer walls. A feature of the units is the incorporation of windows to most sides, consisting of sealed units in dark-grey UPVC frames. The windows allow natural light to enter, removing the requirement for roof lights and making it possible to install solar panels over an uninterrupted area.
As standard, the units have been completed with electrically-operated, galvanised roller-shutter doors and glass-panelled side doors.
Outdoor hardstanding and access infrastructure has been designed with ample drainage management to cope with the region’s above average rainfall. Retaining walls of reinforced concrete slab provide structure to the gentle incline from the front to the back of the development which enhances the visual impact of the architecture.
Landscaping and planting of the site borders includes a wildlife corridor from the front to the back of the site and conservation area to the rear of the development.
The development provides sought-after, modern, B1 and B8 industrial workspace in a popular and well-connected business park, which was been adopted very quickly by tenants, prior to completion.
