Modular New Build

16 bay modular design & build project, delivering 3 multi-purpose teaching rooms, a central atrium, library, staff office and welfare for students and teachers

The 19 week project was delivered under JCT (DB) contract in live school environment with site containment and traffic access management involving liaison with educational staff and local council. The programme made use of summer closure to complete the more disruptive works, although the site is shared with a public leisure centre.

Due to underlying geology, the highest risk of Radon permeation was established and a polythene Radon Barrier and sump system installed as part of the ground-works.

Ground works, footings, drainage, and services, including underground connection to biomass boiler feed from main building and utilities were undertaken during the preparation phase. Units were delivered over two days by offsite construction specialist, Premier Modular, before roofing, window installation and interior and exterior works commenced.

Using offsite prefabrication techniques enabled the project to be extremely efficient in terms of material waste and production resources, also reducing vehicle movements significantly. The playing field disturbed during construction was re-laid and restored, whilst displaced earth for the footings was relocated within the site.

Tree protection and temporary fencing was erected to safeguard the boundary vegetation. Landscaping and making good of grassed areas and pathways formed part of the finishing exterior works along with cycle storage and permanent timber boundary fences.

The build also achieved Considerate Constructors Scheme accreditation and an outdoor wooden shed was renovated as part of TCi’s commitment to making good use of available resources.

The site office and welfare, to comply with HSE and CDM regulations, was based in TCi’s self-contained trailer unit, saving water, electricity and materials, compared to a traditional, semi-permanent unit.

The finished building is a standalone, high-specification learning environment enabling the expansion of a vibrant educational facility.
